Pandion Officehome Soul, Munich

Our largest reference project to date is the Pandion Officehome Soul in Munich, where over 40,000 m2 of office space is being built and over 1,700 isorocket® permanent anchors have been installed in the very elaborately designed façade. This was also the result of very early involvement in the project phase in collaboration with the façade builder ALUSOMMER GmbH from Stoob in Austria. The Werksviertel behind Munich’s Ostbahnhof station is one of the largest and most important urban development projects in the Bavarian capital. A colorful and lively quarter of office, commercial and residential space is being created on the inner-city conversion site. Together with the PANDION OFFICEHOME Beat, also designed by holger meyer, the PANDION OFFICEHOME Soul forms the southern prelude to the new trendy district on Anzinger Strasse. The ensemble consists of two six-storey polygonal two-pillar buildings with internal courtyards, which are diagonally crossed by a wide promenade. It provides access to the neighborhood behind. A seventh full storey on top of the ‘soul’ emphasizes the entrance. Towards the urban space, it presents itself as a clearly horizontally structured building. A circumferential two-storey plinth with a light-colored cladding made of glass-fiber reinforced concrete encloses the first floor zone. The staccato of the vertical two-storey window recesses is interrupted by the large openings of the four entrances. Above the plinth are four office floors with a dark unitized façade consisting of horizontal aluminium frames arranged in staggered storeys, each combining two window bays.

The interior of the block is divided into three courtyards by a transverse six-storey brace and a two-storey central building in the north. The façade in the courtyards is enlivened by the surrounding balconies on the upper floors. Together with the roof terrace on the two-storey central building, they extend the office space into the outdoor area. The large southern courtyard is intensively landscaped. A recessed lobby forms the prestigious address facing Anzinger Strasse. To the north, the complex is connected to the Werkviertel by the new square on Ludwig-Jung-Strasse. Two further entrances on the sides provide decentralized access to the block.

Thanks to its flexible layout, the new 45,000 m2 office building creates a modern office and working environment for the approximately 1,500 employees of the DPMA. The almost floor-to-ceiling windows of the offices provide plenty of daylight and create generous spatial impressions with spectacular views. In addition to the approximately 40,000 m2 of office space, a crèche and a staff restaurant are planned. A library, a sports room, a computer center and storage space are planned for the second basement level.

The modern mobility concept provides 400 parking spaces for bicycles with adjoining changing rooms and showers in the underground garage. There will also be 300 parking spaces for cars. Thanks to its location close to Munich’s Ostbahnhof station, the building is optimally connected to public transport. Certification of the new building in accordance with the DGNB Gold Standard is planned.
